Frequently Asked Questions
Do you have questions? That’s okay; most people do. And at TN HomeBuyers, Inc., we’re here to serve you, so we’ll gladly answer any questions you have to make sure you understand what we do and how we can help before you make any decisions.
We want to help you sell your house the easy way and we believe that giving you ALL the information you need is essential to help you make the right decisions for you and your family. There’s no obligation to deal with us, so let us help you understand how we buy houses in Nashville and how we can help you.
Here’s a collection of several questions that people ask us often, along with our best answers to help you. (Of course, if you still have a question, you more than welcome to contact us and we’ll be happy to answer it for you.)
Q: What kind of houses do you buy?
A: We buy just about any kind of residential property, including single family homes, townhouses, condos, and even multifamily properties! We buy Nashville houses that have been inherited, are currently rented, or are contested in a divorce… or anything else!
Q: How does it work to buy my Nashville house from me?
A: Great question! Briefly, you contact us by entering your information on this site or by calling our office at 615-299-5525. Then we’ll arrange an appointment to meet with you, gather any other information about your house that we need, and we can make you a no-obligation offer on the spot. If you accept our offer, you just tell us when you want to close and we’ll close on the date of your choosing. It’s that simple! No wonder our motto is, “Sell your house the easy way.” If you want to know more about the process, learn more at our How It Works page.
Q: Will you be listing my house on the MLS or actually buying it?
A: This is a common question and we’re glad you asked. We are actually planning to BUY your property, not LIST it. When you work with an agent, they will usually want to list it to sell to the general public but we want to BUY your house. We are Nashville‘s premier house-buying firm and we buy houses Nashville that meet our very selective purchasing criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A: There are some buyers out there who want to pay you the lowest price possible for your house. At TN HomeBuyers, Inc., we don’t work that way. We want to pay you a fair price for your house — a price that is a “win” for both of us. You see, we understand that it can be costly and time-consuming to list your house with a real estate agent, so we save you time and money by buying the property from you directly. We work with homeowners who need to sell quickly and who want to just get rid of their complicated property so they can get on with their lives. Since our clients love that they don’t have to fix up the property, or clean it, or pay the bills while the agent finds a buyer, or pay commissions or closing costs, they don’t mind giving us a discount on the property. See how it’s win/win for both of us: we save you money and you save us money. Perhaps the biggest testament to our belief in this “win/win” fair price approach is this: we’ve been in business for over 20 years and have done over 300 real estate transactions. That kind of longevity doesn’t happen if we aren’t committed to ensuring that EVERYONE wins. If you’re looking to move quickly and get rid of your complicated real estate, let’s see if we can come to a fair win-win price. (Besides, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know what we’re offering!)

Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. You’ll tell us about your property when you enter your information on the form on this site. We’ll gather some info ahead of time but then we meet with you and we can usually give you an offer on the spot. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Are you the kind of company that gives offers over the phone?
A: Be careful of companies that only give offers over the phone! We usually prefer to give offers in person. Why do we do that? It’s simple: we like meeting our clients face-to-face so we can learn more about the property (and about you and why you need to sell). We believe that this builds trust between us and helps you feel confident that we have your best interests in mind. After all, we believe in helping you “sell your house the easy way” and ultimately we’re here to serve you.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and oftentimes with cash in your hand).
Q: How are you different from a real estate agent?
A: This is an important difference… Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We aren’t going to list your house, we actually plan to buy it from you directly. We pay cash and we’ll close on the date your choosing. (And because we’re buying your house instead of listing it, there are NO agent commissions to pay).
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Just tell us about your property. We’ll set up a meeting to learn more about your property and then we’ll make you a no-obligation all-cash offer that is fair for everyone. Then it’s entirely up to you whether you choose to accept our offer or not. We won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
